We are looking for a commercially driven Business Development Manager who can own the sales and occupancy growth of the coworking space.

About the Role

You will be responsible for driving occupancy, revenue, memberships, meeting room bookings, private office sales, and corporate partnerships for Yanisa Coworking.

This is a hands-on business development role where you will be expected to generate leads, conduct workspace tours, understand customer requirements, negotiate commercials, close memberships, and build long-term relationships with businesses and professionals.

The objective is simple:

Generate demand → Conduct tours → Convert prospects → Increase occupancy → Grow revenue.

What you'll do

  • 1. Business Development & Lead Generation
  • Generate new leads for coworking memberships and workspace solutions.
  • Build a consistent sales pipeline through outbound and inbound channels.
  • Prospect startups, SMEs, freelancers, consultants, professionals, and corporate teams.
  • Develop relationships with founders, HR heads, admin heads, business owners, and decision-makers.
  • Generate leads through calling, WhatsApp, LinkedIn, email, networking, partnerships, referrals, and local business outreach.
  • Build a strong local business network around the coworking space.
  • Identify companies looking for new offices, satellite offices, project offices, or flexible workspaces.
  • 2. Workspace Sales
  • Sell and promote relevant workspace solutions including:
  • Dedicated Desks
  • Hot Desks
  • Private Cabins
  • Team Offices
  • Corporate Workspaces
  • Meeting Rooms
  • Conference Rooms
  • Virtual Office Solutions
  • Short-Term Workspaces
  • Flexible Office Solutions
  • Understand the customer's requirement and recommend the most appropriate workspace rather than simply selling available seats.
  • 3. Customer Visits & Workspace Tours
  • Respond quickly to enquiries.
  • Schedule and conduct workspace tours.
  • Understand the prospect's team size, budget, location preference, duration, and requirements.
  • Explain facilities, amenities, pricing, policies, and benefits.
  • Handle questions and objections professionally.
  • Follow up with every visitor until the opportunity is closed or qualified out.
  • Maintain a strong conversion rate from enquiry to visit and visit to membership.
  • 4. Corporate & B2B Partnerships
  • Build relationships with companies that require flexible workspace solutions.
  • Develop corporate tie-ups and recurring workspace partnerships.
  • Target startups, SMEs, agencies, consultants, remote teams, and growing businesses.
  • Identify channel partnerships with HR consultants, brokers, recruitment firms, startup communities, and business networks.
  • Develop referral partnerships to generate recurring leads.
  • 5. Revenue & Occupancy Management
  • Drive monthly occupancy and revenue targets.
  • Track available inventory and upcoming vacancies.
  • Maintain visibility on desk, cabin, and office availability.
  • Identify opportunities to maximise space utilisation.
  • Support pricing and commercial decisions based on demand and occupancy.
  • Drive additional revenue through meeting rooms, conference facilities, and other workspace services.
  • 6. Customer Relationship Management
  • Build strong relationships with existing members.
  • Understand customer satisfaction and workspace requirements.
  • Identify renewal and expansion opportunities.
  • Drive upselling and cross-selling.
  • Generate referrals from existing customers.
  • Work with the operations team to ensure a smooth customer onboarding experience.
  • 7. Sales Reporting & CRM
  • Maintain accurate lead and customer records.
  • Track enquiries, visits, proposals, negotiations, and closures.
  • Monitor conversion rates across the sales funnel.
  • Maintain daily and weekly sales reports.
  • Track occupancy, revenue, renewals, and churn.
  • Maintain strong follow-up discipline and CRM hygiene.

  • 2–6 years of experience in Business Development / Sales.
  • Experience in coworking, commercial real estate, hospitality, B2B services, or related industries is preferred.
  • Strong local sales and networking capabilities.
  • Excellent communication and negotiation skills.
  • Strong lead-generation and prospecting abilities.
  • Comfortable conducting face-to-face meetings and workspace tours.
  • Strong follow-up discipline.
  • Ability to negotiate and close deals.
  • Target-oriented and commercially driven mindset.
  • Basic understanding of CRM and sales reporting.
